Project Manager
Responsibilities/Qualifications:
- Reports to Commercial Division Manager and works closely with Field Operations Manager, Assistant
PMs, Field Supervision to achieve overall project success. Including but not limited to financial,
schedule, quality, and safety. - The PM has a non-negotiable accountability for:
- Subcontractor procurement, producing/maintaining/updating the project documents, change
orders, cost control, budget management, and cashflow of the projects.
- Subcontractor procurement, producing/maintaining/updating the project documents, change
- Manage and mentor APM’s and Superintendents.
- Ability to manage multiple projects successfully.
- Direct point of contact for clients, designers, subcontractors, suppliers, as well as Owners/architects
while the project is ongoing. - Ability to manage issues and conflict resolution to achieve positive results.
- Participate in estimating turnover meeting to ensure PM has an overall knowledge of the projects
scope and estimate. - Conduct internal Construction kickoff meeting with APM, Superintendent, Field Operations Manager,
Commercial Division Manager. Kickoff meeting will discuss Project Status, Project Plan, Team Members
Roles and Responsibilities and overall Project Game Plan. - Ensure pay applications, document compliance, and all other document requirements are being
submitted to appropriate individuals by your team members to ensure timely cash flow. - Deliver timely project buyout and material procurement in collaboration with the superintendent and
field team. - Manage scope of work development and subcontract execution process.
- Ensure field team is making use of company cam for confirmation of job progress.
- Routinely ensure the project is on track to meet schedule deadlines.
- Update schedules internally for management review and field staff.
- Responsible for providing updated schedules to owners/clients upon request or per contract
documents. - Maintain project log of potential commencement dates of each assigned project, as well as ensure
materials are ordered in a timely manner so as to not impact the project schedule or internal budget. - Should a price increase of materials be announced by vendors/suppliers it is the duty of the PM to
contact the Owner to notify them of the situation so materials can be ordered, and appropriate change
orders can be produced. - Responsible for addressing safety concerns with subcontractors, direct laborers, superintendents, and
other Coleman personnel. - PM is responsible for submitting change orders for additional work outside of the contract scope
agreement before work is done and in a timely manner. - PM to attend all OAC meetings
Skills:
- Working knowledge of Construction Practices and General Roofing materials/techniques.
- Strong written and verbal communication skills.
- Cost estimation, budgeting, and forecasting skills.
- Computer skills in MS Office, Bluebeam, Adobe, Procore, and Estimating Edge.
- Ability to identify and resolve complex issues as they arise independently.
- Understanding of roofing processes, systems, and types.

Assistant Project Manager
Responsibilities/Qualifications:
- Report to Project Manager, Field Operations Manager, and Commercial Division Manager and work
with field supervision to achieve overall project success. - Participate in new project estimating turnover meeting to have a detailed/hands-on knowledge of
the project’s scope and budget. - The APM will be responsible for preparing, tracking and managing project submittals.
- Procurement of Roofing System Letters
- Creating Product Data Sheets in accordance with specifications per job
- Creating/Acquiring Shop Drawings in accordance with specifications per job
- Submitting submittals to clients after PM review/approval.
- Responsible for updating and tracking submittal status and reporting back to PM.
- Assist in putting together Material Lists and Equipment Orders – Confirmed by PM
- Supporting the PM by helping prepare and track RFI’s and Change Orders throughout the project.
- Assisting the PM to update the project tracker and manage schedules to keep job on track.
- Work closely with PM to generate work orders that include the required job information to ensure
crews have clear and accurate direction. - Frequent job site visits to document jobsite progress and field verify dimensions.
- Assist Project Manager in day-to-day needs.
- Assist in putting together roofing estimates for PM’s.
Skills:

Estimator
Responsibilities/Qualifications:
- Daily review of the bid invite folder and bid invite sites to determine upcoming projects that we will be
bid on. - Analyzation of bid/contract documents to gain a thorough understanding of the project.
- Ability to review all documents for clarity, conflicts, errors, and omissions.
- Communication within the estimating department to determine workload amongst each other and
delegate jobs accordingly. - Production and issuance of the following items for bidding purposes:
- Drawings
- Specifications
- Reports Addenda
- Pre-Bid Conference Notes
- Sample Contract
- Insurance and Bonding Requirements
- Wage Scale & Other Compliance Requirements
- List of Alternates/VE Options
- Bid Packages
- Schedule and Knowledge of Durations
- Logistics Plan
- Knowledge of contractual solicitation requirements and procedures.
- Participate in profit/fee enhancement strategies.
- Develop RFI’s based on examination of bid documents, consultation with other members of estimating
team, design team, client, and subcontractors. - Visit project sites to gather information related to on-site factors.
- Quantity take-offs of assigned scopes. (Edge or Blue Beam)
- Determine anticipated or estimated cost of work per scope. (Sq ft or unit cost)
- Analysis of bid pricing (verify subcontractors and vendors have correct quantities and pricing)
- Create and complete Scope Sheets.
- Develop and maintain relationships with vendors and subcontractors.
- Coordinate with operations about subcontractor/supplier history.
- Evaluate Subcontractors and suppliers for their ability to perform the required scope on each project.
- Manage all communications between yourself, vendors/subcontractors, and design team.
- After project award, the estimator will be responsible for packaging and providing all required post bid
documents, submittals, etc. listed in the bid documents to the owner and/or design team before the
required deadline. - Present well-prepared estimates for estimating turnover meetings with operations team.
- Responsible for follow up on bids status: acceptance/denial.

Superintendent
Responsibilities/Qualifications:
- Reports directly to the Project Manager assigned to the project, collaborates closely with project team
to ensure overall project success. Including enforcing quality standards, safety, schedule, and tracking
materials for financial responsibility. - Manage and oversee project field operations, subcontractors, and all self-performed labor.
- Mentor and develop assistant superintendents for future growth within the company.
- Works with project manager and project management team to ensure project success.
- The Superintendent has a non-negotiable accountability for:
- Maintaining a safe work environment, ensuring installation and product quality in the field,
maintaining/beating the expected project schedule, and executing the daily plan on-site.
- Maintaining a safe work environment, ensuring installation and product quality in the field,
- Participates in a weekly meeting with the Project Manager to review job progress and material
procurement for upcoming jobs. - The Superintendent is responsible for always being the direct point of contact for owner’s field staff at
all times. (MUST COMMUNICATE WITH THE PROJECT MANAGER FIRST AND THEN CLIENTS, VENDORS,
AND FIELD STAFF ON SCHEDULING, MANPOWER, MANPOWER ISSUES, ETC.) - Oversee and ensure the following meet company and project requirements:
- Safety
- Quality Assurance
- Job Start-up/Logistics
- Ordering rental equipment
- Pre-Installation Conference with field team
- Ensure Company Cam is being used on all projects to track job progress
- Attend meetings on site with the owners as needed
- Develop lift plans and ensure staging areas for lifts and materials work for job progress.
- Be able to identify projects needs including but not limited to material needs, labor needs, etc. before
they cause a job delay. - Collaborate with Project Manager to identify schedule and costs associated with project changes and
change orders. - Understand and apply the scope, terms, and conditions with field team members.
- Develop positive professional relationships with clients, project team members, and vendors.
- Ensure sufficient and qualified field labor is on-site and manage daily progress.
- Positive dispute and or conflict resolution with subcontractors and team members.
- Ensure the project complies with contract documents, drawings, specifications, and project
requirements. - Ensure a clean and safe jobsite free of construction debris daily.
- Ensure rental equipment is called off rent and returned when not in use.
- Ability to create and complete job punch list to ensure substantial completion is met and final payment
is not delayed. - Review approved submittals to ensure correct material is being installed on the project.
- Participate in turnover meeting with the Project Manager to fully understand the job scope,
requirements, materials, etc.
