1. You’ve Had Your Roof for More Than 30 Years

Asphalt shingle roofs typically last 30 years, give or take a few years. If you’re not sure how old your roof is, which is often the case with homeowners who aren’t the first to own it, having your roof professionally inspected is a good place to start.

2. Your Shingles Are Curling

We recommend taking time to inspect your roof. This can be done on the ground with a good pair of binoculars and look out for signs of aging. One of the signs you should keep an eye out for is curling shingles, which can either be cupping (curling from the edges) or clawing (forming a bubble at the center). Both indicate the outer layer coming loose from the backing material meaning they won’t be effective for long.

3. Granules in the Gutters

Asphalt shingles have a protective outer layer covered with granules. It’s common for these granules to come loose, which you will find in the gutters or the runoff. A few loose granules are not a problem, but if it looks like someone dumped a coffee maker’s worth of coffee grounds in the gutters, it means that the granules—perhaps even the asphalt layer itself—are coming loose. You need to have it replaced by a roofing professional.

4. Loose or Missing Shingles

The backing material on asphalt shingles degrades over time and eventually comes loose. If you notice several asphalt shingles that look knocked out of place or have already disappeared, then it might be time to have them replaced.

5. Water Stains on the Ceiling

Water stains are indicative of the later stages of a leaky roof. Given that leaks rarely flow straight down, it can be difficult to determine if the roof will need to be repaired or replaced.
